Smile Enviornment Conservation Easement

We recently bought a home that has over 50% of the land allocated as an "Open Space" since there is a stream that flows through the property.

How do we convert that part of the land into a conservation easement and take advantage of tax breaks since the land is not buildable anyways?

Any other tips on managing this parcel that we cannot use?

Any other tips on managing this parcel that we cannot use?=====>a mentioned above.
