How do I determine land value for a condo

I own a condo which I'm renting out. I don't actually own any land, just the right to use the land. I understand I need to break my condo value into the land value and the property value. How do I make this determination? In my mind, since I don't own the land, I would use $0 as the land value, but I'm guessing that's not the right answer. Any help would be appreciated. Thanks!
