Purchase of Leasehold Improvements

Client purchased an existing commercial business. The existing business was (and is) renting its current location. The most (close to only) valuable item the client is getting is the leasehold improvements the seller made to the landlords property. In allocation the purchase price of the business I would believe most of the cost should therefore go to leasehold improvements. Yet I never heard of anyone buying leasehold improvements. Has anyone every had this issue?
